Common Boiler Faults

Most boiler problems fall into a handful of categories.

Here are the faults we see most often in homes across Edinburgh and the Lothians. If yours sounds like one of these, we've almost certainly fixed dozens of them already.

Losing pressure

Pressure dropping below 1 bar usually points to a leak, a failed expansion vessel, or a stuck pressure relief valve. We find the cause rather than just topping it up.

No heating or hot water

Commonly caused by a failed diverter valve, a faulty pump, a stuck fan, or a frozen condensate pipe in winter. Most are a same-day fix.

Banging, kettling, or whistling

Kettling noises usually mean sludge or limescale in the heat exchanger. Banging and whistling often point to pump or flow issues worth diagnosing properly.

Pilot light keeps going out

A classic thermocouple or flame sensor fault on older boilers. On newer condensing units it's usually ignition, flue, or combustion-related — we'll find it quickly.

Leaking boiler

A visible leak from the boiler itself is always worth getting checked straight away. The cause matters — a failing seal, a corroded heat exchanger, and a pipework leak need very different fixes.

Fault codes and lockouts

Most modern boilers throw a specific fault code before locking out. We know the common Worcester, Vaillant, Ideal, and Baxi codes and can usually get to the root cause on the first visit.

How It Works

From the first phone call to a working boiler.

No hidden fees, no pressure to replace a boiler that can be fixed, and no subcontracted strangers turning up at your door.

01

Call us and describe the fault

Give us a quick description of what the boiler is doing — or not doing — and any fault code on the display. We'll tell you if it sounds urgent and book a visit as soon as we can.

02

We arrive and diagnose

Our Gas Safe engineer checks gas pressure, combustion, electrical components, and any fault codes. We pin down the cause before quoting for any parts or labour.

03

We tell you the options honestly

If the repair is straightforward and the boiler has life left in it, we'll fix it. If the boiler is at end-of-life and replacement makes more financial sense, we'll say so.

04

Fixed or scheduled with parts

Common faults are usually fixed on the first visit. If a part needs ordering, we schedule a return as soon as it arrives — no unnecessary repeat visits.

Clear Pricing

You'll know the price before we start the repair.

The thing that puts people off calling an engineer is the fear of a surprise bill. We quote everything clearly up front — call-out, parts, labour — and the final invoice is what you agreed to, not more.

Standard call-out and diagnosis

Fixed fee

Covers the visit, a full diagnosis, and a written breakdown of what's wrong. If you go ahead with the repair, the fee comes off the total.

Common parts and same-day fixes

Quoted before work

Pressure valves, thermocouples, diverter valves, pumps, fan assemblies — we'll quote the part and labour before we start, never after.

Heat exchanger or main PCB faults

Quoted case-by-case

Bigger faults need a cost-benefit conversation. On older boilers replacement is often more sensible than an expensive repair — we'll show you the numbers.

Call us on 0131 644 0045 with the boiler make, model, and fault code and we can usually give you a rough idea of costs before we set out.
