Common Faults

Most hot water faults fall into a handful of categories.

Here are the hot water faults we see most often across the Lothians. If yours sounds like one of these, we've almost certainly fixed dozens of them already.

No hot water but heating works

Usually a diverter valve on a combi, or a failed motorised valve on a system with a cylinder. We diagnose properly rather than guessing at parts.

Hot water runs cold mid-shower

On combis, often a scaled plate heat exchanger or a failing flow sensor. On cylinders, usually an undersized system or a failed stat. Both are fixable.

Pressure problems

Low mains pressure at the tap, pressure loss in the boiler, or a noisy unvented cylinder. We check from the stopcock through to the outlet before committing to a fix.

Leaking cylinder or PRV dripping

A dripping pressure relief valve on an unvented cylinder can mean a failed expansion vessel, a faulty PRV, or a thermal fault. All need addressing — not ignoring.

Immersion heater not heating

Failed elements, failed stats, or tripped thermal cut-outs. We replace properly with the right rating, including the rubber seal — not a tape bodge.

Intermittent combi hot water

Hot water that drops out, pulses, or won't stay hot usually points to a flow sensor, a failing diverter, or combustion fault. We track it to the source on the first visit where possible.

Call us and describe the fault

We arrive and diagnose

A Gas Safe engineer checks the boiler, cylinder, valves, and supply side. Pressure, temperature, flow rate, and controls all get checked properly before any parts are ordered.

Honest recommendation

If it's a cheap fix, we say so. If the cylinder or boiler is at the end of its life and a repair doesn't make financial sense, we'll tell you — with the numbers — and let you decide.

Fixed or parts ordered

Most common hot water faults are fixed on the first visit. If a specialist part needs ordering, we schedule the return as soon as it arrives — no unnecessary second call-outs.
