Leaking cylinder or PRV dripping
A dripping pressure relief valve on an unvented cylinder can mean a failed expansion vessel, a faulty PRV, or a thermal fault. All need addressing — not ignoring.
Hot water repairs — Edinburgh & the Lothians
Combi faults, unvented cylinders, immersions, cold showers, and pressure problems — diagnosed properly by Gas Safe engineers with unvented tickets in-house. Fixed call-out, honest advice, most faults fixed on the first visit.

Common Faults
Here are the hot water faults we see most often across the Lothians. If yours sounds like one of these, we've almost certainly fixed dozens of them already.
Usually a diverter valve on a combi, or a failed motorised valve on a system with a cylinder. We diagnose properly rather than guessing at parts.
On combis, often a scaled plate heat exchanger or a failing flow sensor. On cylinders, usually an undersized system or a failed stat. Both are fixable.
Low mains pressure at the tap, pressure loss in the boiler, or a noisy unvented cylinder. We check from the stopcock through to the outlet before committing to a fix.

Failed elements, failed stats, or tripped thermal cut-outs. We replace properly with the right rating, including the rubber seal — not a tape bodge.
Hot water that drops out, pulses, or won't stay hot usually points to a flow sensor, a failing diverter, or combustion fault. We track it to the source on the first visit where possible.
Systems We Work On
Hot water faults often cross over between plumbing and gas. Because every engineer on the van is Gas Safe registered, LPG certified, and holds the unvented cylinder ticket, the whole fix gets done without a second trade.
Diverter valves, plate heat exchangers, flow sensors, ignition and combustion faults, and pressure loss. All major brands — Worcester, Vaillant, Ideal, Baxi, Viessmann.
Expansion vessel failures, PRV drips, thermostat replacements, and full unvented cylinder servicing. Unvented tickets held in-house — not subcontracted out.
Traditional open-vent cylinders, immersion elements, tank thermostats, and cylinder stat replacements. Honest advice on when an upgrade to an unvented system actually makes sense.
How It Works
No hidden fees, no pressure to replace a cylinder or boiler that can be fixed, and no subcontracted strangers turning up.
Tell us what the hot water is doing — or not doing — and we'll get a sense of whether it's a cylinder, combi, or plumbing issue before we set out. The more we know on the phone, the less we have to rule out on arrival.
A Gas Safe engineer checks the boiler, cylinder, valves, and supply side. Pressure, temperature, flow rate, and controls all get checked properly before any parts are ordered.
If it's a cheap fix, we say so. If the cylinder or boiler is at the end of its life and a repair doesn't make financial sense, we'll tell you — with the numbers — and let you decide.
Most common hot water faults are fixed on the first visit. If a specialist part needs ordering, we schedule the return as soon as it arrives — no unnecessary second call-outs.
