Most Edinburgh homes land somewhere between £400 and £800 for a full power flush. The number of radiators is the main driver, because every one of them has to be isolated, agitated, and flushed individually — so the job scales with the size of the house rather than with a flat call-out rate.
As a rough guide for the Lothians:
- Up to 6 radiators (flat, small terrace): typically £350–£500
- 7–10 radiators (most 3-bed semis and terraces): typically £450–£700
- 11 or more radiators (larger or extended houses): typically £650–£950
Adding a magnetic filter at the same time usually adds around £120–£200 fitted, and it is nearly always worth doing — it catches whatever the system generates from that point on and keeps the water clean for far longer.
These are typical ranges, not a quote. Heavily silted systems, old small-bore pipework, and awkward radiator positions all add time, and we would rather look at the water and the pipework before putting a number on it. What you will get is a fixed written price before any work starts, not an hourly rate that drifts.
